With panoramic views stretching from Tampa Bay to the Gulf of Mexico, this project will boast over 300 designer homes that will serve as a testament to modern city living, convenience, and efficiency. Beyond the private retreats, the project introduces a ground-level haven featuring retail and dining, a resort-style pool, an avant-garde fitness center, a sky lounge observatory, and the distinctive touch of a lifestyle coordinator. Born from the internationally acclaimed minds of Vincent Celano and Arquitectonica, dominating the West Coast skyline was this project’s birthright.

Challenges and Solutions:

Navigating the challenges of a high-rise structure, the project demanded an HVAC system adept at handling varying loads, high pressures, and the constraints of limited space. Griswold Controls’ Hose Kits simplified installation, reduced the risk of leaks, and offered vital features such as vibration isolation, noise reduction, and thermal expansion compensation.

Complementing this, Automatic Flow Limiting K Valves showcased self-balancing capabilities, maintaining a constant flow rate despite system pressure fluctuations. This eliminated the need for manual balancing, saving significant time and labor costs. The K Valves ensured precise and consistent flow control, enhancing the overall efficiency of the HVAC system.

      Aurum Golden Apartments

      Description:

      The Garden of the Gods, the Rocky Mountain Range, and the Denver Broncos are arguably the pride of Colorado, and not exactly in that order according to some. If you add a mix of 20 million barrels of beer per year and a handful of red rocks, you will find yourself in the city of Golden, Colorado.

      The city of Golden in Colorado is home to the largest single-site brewery in the world with a production capacity of 20 million barrels of beer a year. Not only that, but it is a popular place locals choose to stay in when visiting the world-famous Red Rocks Amphitheater. The gold standard of Golden, CO applies to both these wonderful attractions.

      Our featured project, Aurum Golden Apartments, is an apartment building that strives to meet this standard. Gone are the days of college dorms or entry level apartments that hardly meet health and safety requirements. This apartment building places an emphasis on its residents to “Live ExceptionallyTM.” Aurum hopes to present an innovative housing model that aims to reinvent living with community at the core.       Project Description:

      Gold standard this, Denver Broncos that, let’s get down to brass tacks. The valves are Lead-Free for potable water – domestic systems even though they are installed on the HVAC system. Compact design and very simple installation – the actuator can be wired remotely which saves space. The Streamline valve is the first actuated valve in the industry to use a ceramic disc to modulate the flow. Ceramic discs have been used for decades in plumbing fixtures because they are durable, very low torque, and shut off against high pressures with zero leak-by.

       

      We reached out to our rep and they had this to say about the project:

      “LONG sold 350 Qty. Griswold no-lead brass Streamline Control valves with automatic flow limiting cartridges for the Aurum Gateway Apartment project. These were used in an application with fan coil units that use domestic hot water coils to heat the space. The Streamline valves are the perfect solution for these applications because they are smaller than conventional control valves. The Streamline valves are smaller because the actuator is internal to the valve. Also, this Streamline valve configuration reduces installation time because the balance cartridge is internal to the valve also, giving the contractor less fittings that they must install.  The contractor was impressed with the ease of installation and the performance of the Griswold Streamline Control Valves.

        Baseball, otherwise known as the great American spectacle, has been a huge part of Boston and American history. This is why connecting the historic Fenway neighborhood and replacing the barren Boylston Street area with storefront retail, a hotel, and world-class office space is such an important part of Boston’s plans.

        Improvements don’t stop there with Parcel 12. The experience for pedestrians, bicyclists and motorists, as well as those using the wide array of nearby public transit options have been taken into consideration via repairs to bus stops, adding bike lanes, and connecting two of Boston’s most walkable districts.

        Parcel 12 has been in the works for nearly 5 years and for good reason. They have a task that stands to revolutionize Boston. With a project so important, they only trust the best.

        Project Description:

        Enter the Balanced Hydronic System. Hydronic system balancing is an important part of the HVAC industry. Without hydronic balancing, some coils in a system have too much flow and other coils don’t have enough flow; the building isn’t “balanced.” An unbalanced system can lead to excessive occupancy complaints as people are either too cold or too hot in the building. It is true the initial cost of a manual valve is less expensive than an automatic valve, but once labor to balance the valve is taken into consideration the total cost can be considerably more. More importantly, once the system is live and pressures start changing an automatic valve will maintain the design flow in spite of system pressure changes. A manual valve will have an increase or decrease in flow as the pressure increases or decreases.

          Description:

          Facility Description:

          Massachusetts: even though most people need autocorrect to spell it correctly, is home to MIT, Fenway Park, and where the Boston Tea Party took place. Well, now you can add Winthrop Center to that list of wonderful things from Massachusetts as it stands at the 4th tallest building in Boston.

          One look at this building and you can see why it is another jewel in the Boston area crown. Designed in collaboration with MIT professors, Winthrop Center boasts significant energy and water savings compared to buildings of similar size. The building design has an emphasis on diversity, wellness, and equity. Groundbreaking, table-turning, script flipping; whatever you want to call it, this building deserves that title. You can also add revolutionary to that because it is set to become the world’s first Passive-House certified office building.

          Project Description:

          Seeing this building and looking at its $1.3 billion dollar budget, you can tell that everyone involved in the Winthrop Center wants guests to feel the modern style, function, and undeniable quality and they needed their HVAC to match this.

          The product used was the 12” and 14” Grooved End Automatic Flow Limiting Valves. The stainless-steel flow limiting cartridge has a spring-loaded cup that dynamically absorbs pressure fluctuations resulting from changing system conditions due to varying heating/cooling loads. These fluctuations in pressure, within a given pressure differential control range, do not change the flow through the valve, therefore the flow is controlled to within +/- 5% of the designed flow.

          You may be wondering how they save significantly on energy, well here’s how Winthrop Center will manage to remain comfortable on 90-degree days or subzero nights: triple-glazed floor to floor curtain walls that are prefabricated to create a tight, custom fit. The ventilation system will pull in fresh air to each floor while saving energy in the heated or cooled air flowing outside. The system means that the offices will use 65% less energy than the average building in Boston and will also get 30%-50% more fresh air than comparable buildings; making it a healthier place to work thanks in part to Griswold Controls products.

            Bentall Skyrise

            Location: Vancouver, British Columbia

            Description:

            Facility Description:

            33 stories, 403ft (122.83m), and a terrace that would even make the 1% blush. Even though the Bentall Skyrise is only in the pre-construction phase, the renderings alone are astonishing. If that building ends up looking anything like the renderings, it will be named a smashing success. The Bentall Skyrise is quite the fitting name as it will occupy 14th place for the tallest building in Vancouver. Hopefully, their HVAC system will be as good a fit…

            The attention to detail and vision of all involved in this project is something to behold. Because this building is destined to be grandiose, the HVAC has to match a building of such a stature because no regular HVAC will do. The Skyrise is also due to be fitted with triple glazing (increase efficiency and reduce noise) and glass solar shading (reduce glare while maximizing the use of natural light); both hallmarks of an exceptional building.

            Project Description:

            Due to this fact, this job was custom. Specifically, custom CPP-6IRIS Coil Piping Packages. The 6-way ball valve is intuitively designed for ease of installation and operation. One 6-way valve can replace four 2-way valves while using fewer parts.

            Savings on heating and cooling via bubble-tight close-off, control flow better with 270-degree control angle, and an automatic balance system (reduces underflow and overflow at coils) are just a few of the advantages of using the 6-way valve with an automatic balancing valve. They are convenient, pre-plumbed which saves time, labor, and most importantly, money. Everyone is a winner! The engineers save time with the intuitive design, the contractors receive pre-packaged parts, and the owners save money on labor and maintenance.

              Monteleone Hotel Update, New Orleans

              Griswold Controls helps to preserve a New Orleans landmark via a retrofit of the HVAC system using control valves & coil piping packages.

              Located in the heart of the French Quarter, the Hotel Monteleone is a beautiful, 15 story BeauxArts-style historic landmark that over the years has undergone expansive restoration, transforming it back to its original and legendary stature as New Orleans’ Grand Dame Hotel. The property features 600 luxurious rooms that contain all the modern amenities guests expect, while preserving its traditional atmosphere. In 2002, given its age, the hotel’s HVAC system was badly in need of a retrofit. Wink Engineering, the engineering firm handling the HVAC retrofit, working with the Griswold Controls sales representative Gary Lewis of Schully Strawn & Associates, agreed the best solution was installing Automizer® combination control valve coil piping packages on the four-pipe fan coils. The purchase of the valves and packages was hotel direct, so Gary worked closely with the hotel’s chief facilities engineer, A.J. Mattern, to ensure Automizer packages were selected and purchased. Mattern recognized the benefits of buying Griswold Controls Automizer packages right
              away, which include:

              • A single source for all coil components
              • A multi-function valve offering the performance of an actuated control valve and a flow limiting valve in one compact package
              • A small footprint
              • Equal percent control for the coils
              • Hassle free product distribution at the job site

              During the first phase of the project, the Monteleone Hotel renovated their guest rooms with 288 Automizer CPP2A packages on the horizontal units, and a number of 3-way Unimizer® actuated control valves on the vertical units. The purchase of the Griswold Controls valves for the second phase was automatic. As Mattern describes it, “I told Gary to get the Griswold Control valves on order and let my purchasing department know how much the bill would be.”

              Because the Automizer features automatic flow control, the retrofit can be accomplished a few rooms at-a-time without affecting the rest of the hotel’s circuits, making them the ideal product for hotel renovation. If a similar situation existed in a manual balance application, the entire system would have to be manually rebalanced. By installing the Automizer, the hotel loses only a minimum number of rooms for the least amount of time, substantially decreasing the potential for lost revenue.

              Gary Lewis summed the job up this way, “It’s nice when you are selling a quality product like Griswold Controls. You put your time and effort into getting that first order, and then getting the next order just takes a few minutes on the phone.” When asked about the valves’ performance Mattern replied, “They work great! I’m very satisfied and look forward to buying Griswold Controls for every new FCU in the hotel as we continue to renovate additional rooms.”

                Las Vegas’ Wynn Hotel & Casino

                Griswold Controls Case Study - Las Vegas Wynn Hotel
                The most recent – and stunning – addition to the southern Nevada skyline is the new Wynn Las Vegas Resort. Built at a cost of $2.7 billion dollars and opened in April 2005, the 50-story bronze tower contains 2,700 luxury hotel rooms with floor-to ceiling windows, 22 restaurants, the 2,000 seat “Aqua Theater-in the-Round,” and the “Promenade” with luxury boutique shopping. Built on the site of the former Desert Inn, it also includes an 18-hole golf course. Whereas most high-end hotels have car rental desks, Wynn Las Vegas houses a Ferrari-Maserati car dealership inside the resort. To pique curiosity, the front entrance and three acre Lake of Dreams are shielded from the street by a 140 foot tall mountain, replete with 60 foot tall pine trees.

                Steve Wynn, who had previously built the Mirage (1989), Treasure Island (1993) and Bellagio (1998) hotels, conceived and developed Wynn Las Vegas. Several years ago he sold those three properties to MGM Grand in order to develop Wynn Las Vegas. This resort-casino clearly establishes a new threshold for local, high-end properties. JBA Consulting Engineers, Las Vegas, is the mechanical engineering firm responsible for the project. Bid and mechanical construction activity was divided into seven distinct areas, and the specification allowed for either automatic or manual flow controls. Southland Industries, Las Vegas, handled area one and the central plant, and Hansen Mechanical of Las Vegas was awarded responsibility for areas two through seven, which covered the tower.

                Engineered Equipment & Systems Co., the Griswold rep for southern Nevada, successfully convinced Southland Industries and Hansen Mechanical to utilize Griswold coil piping packages. Unimizers® were installed on a majority of the fan coils, VAV boxes, heating coils and heat pumps in the hotel rooms, showrooms, the Aqua Theater and the villas.

                According to Matt Miceli, the Engineered Equipment & Systems Co. sales engineer responsible for the project, the Unimizer packages significantly reduced Hansen’s ATC coordination costs. Matt said, “Hansen has been a Griswold Controls customer for some time. They especially like Griswold’s coil hookup packages and the way we shrink-wrap them. No other vendor provides this packaging concept. This project also offered them the opportunity to add the Unimizer® to the packages, which greatly simplified the coordination with the ATC contractor. The project time frame was extremely aggressive and the Unimizer® packages saved the contractor a significant amount of install time.” James Gomel, Hansen Mechanical project manager, stated, “The Griswold coil-piping packages allow for installation consistency to the systems along with a valuable savings in labor cost. In addition, incorporating the Unimizer® with the package allows for a complete installation of the coil-piping package, thus eliminating the need for additional labor required to install the controller in the field.

                In total, over 2,000 Griswold Controls piping packages are installed on the project along with over 20 air handler packages in area one. In addition to the flow controls and coil piping packages, Engineered Equipment & Systems Co. sold in excess of $100,000 worth of Griswold Filtration separators and separator package filtration systems for the numerous cooling towers on the project.

                  Griswold Controls Case Study - Dallas’ W Hotel & Victory Park

                  Located in the heart of Dallas, just north of the downtown business district in a formerly unusable inner city site, Victory Park is one of the country’s most significant master planned urban developments. The project began with the construction of the American Airlines Center Arena in late 2000, home of the Dallas Mavericks basketball team and the Dallas Stars hockey team. A acre urban center, when complete Victory Park will offer retail establishments, dining, modern office space, residential units, entertainment venues, and a cutting–edge hotel. Part of the development will include Victory Plaza, an area reminiscent of Times Square in New York City.

                  In 2005, immediately across the street from the American Airlines Center, McCarthy General Contractors broke ground on what is now the W Hotel. The W Hotel, owned by Starwood Properties, is a 33 story luxury condo–hotel offering unique and exciting interiors, classic W amenities including terry/pique robes, an infinity edge swimming pool on the 16th floor, and top–notch restaurants and lounges. W Benton Wofford of James Johnston & Associates, the Consulting Engineer, designed the building to include hotel facilities up to the 15th floor, and luxury condo units from the 16th to 30th floors. Ross Perot Jr. has his own private penthouse suite complete with his own personal heliport on the roof.

                  Griswold Controls IRIS automatic packages with hoses were purchased for the terminal units; vertical stack heat pumps in the hotel rooms; and to maximize floor space, horizontal heat pumps for the condo units. Griswold Controls space saver packages were selected on the vertical stack units because space limitations required that the packages fit inside the heat pump cabinets.

                  Matt Summerville of Brandt Engineering, project manager for the mechanical contractor and long–time Griswold Controls customer, was pleased to provide Griswold Controls with project details. As a matter of fact, Brandt employee Mike Clark, the piping superintendent, told Griswold Controls that he had no problems whatsoever with any of the 382 Griswold Controls packages on the W Hotel and would not only use Griswold Controls products again, but would highly recommend them.

                    The Hotel InterContinental had a problem on their hands. Due to outdated two-pipe fan coils, guests in the hotel’s North Tower had limited control over heating and cooling in their rooms. Depending on the season, or even the time of day, either cold or hot water would run through the fan-coil units, but never both. In addition, the fan coils were a bit noisy, a little unsightly, and robbed the guest rooms of precious space. When the landmark Chicago hotel began a major renovation in 2000, the engineers chose a less-intrusive fan coil with a more flexible four-pipe system.

                    Cramped Spaces Prompt Ingenuity
                    During the renovation, more than 500 fan coils were replaced in North Tower guest rooms. This time, the fan-coil units were installed above the ceiling in the entry vestibule of the guest rooms. Although this kept the units out of sight, it presented a new set of challenges. First, it left only 12″ of vertical space for the manual balancing system. Second, it severely limited the accessibility of the coils for servicing and balancing. Seeing the need to conserve space and minimize labor in this small area, Tobin Stanley of Bovis Lend Lease, Inc., the general contractor, contacted Griswold Controls. “We were trying to do anything and everything we could to save space,” Stanley said. Working with Bill Toth of Imbert Corp, the Griswold Controls sales representative in Chicago, they determined that pre-assembled coil piping packages with Automizer® combination control valves were the ideal solution. “This gave the client the opportunity to purchase prefab equipment and just put (it) in,” Toth said. “This also meant that installers would spend minimal time on the site, so only two floors would have to be closed at a time.”

                    Coil Piping Packages Provide Numerous Benefits
                    The balancing cartridge in the Automizer is factory preset to automatically limit the flow for each room or zone, eliminating the need for startup balancing and any subsequent rebalancing. Marc Crampton of Edwards Engineering, the contracting firm responsible for the HVAC portion of the project, described what startup balancing would have entailed had the hotel gone with typical manual balancing components. “We would have spent approximately 30 to 45 minutes per coil balancing the system,” he said. “With two coils per fan coil and 518 fan coils, that would come to about 700 hours of labor.” Crampton said the automatic balancing packages probably saved the hotel approximately $35,000 in start-up labor alone, “And that’s a conservative estimate,” he said. “We would have had to go into each room two or three times prior to startup just to get the system balanced and then go back once a year after that for routine maintenance.”

                    The Hotel Inter-Continental was built in 1929 as the Medinah Athletic Club. The contemporary North Tower was added later.

                    For this project, the standard coil package selected included the flow limiting cartridge of the Automizer combined with a low-torque, equal-percentage actuated ball valve and factory mounted Siemens actuators, which open and close the control valve portion of the Automizer. The entire piping package, including isolation ball valves, flow limiting cartridge actuated ball valve, air vent, strainer, and union connections, takes up approximately one-fourth of the space that a typical manual piping configuration would require.

                    Limited space and the desire to reduce balancing labor were not the only concerns. Guest occupancy was another. With the hotel needing to keep as many rooms as possible occupied during the renovation, manual balancing would have represented a significant inconvenience and loss of revenue. Contractors would have to go into all of the rooms several times, tweaking the system until it was in balance. This would have made confining the work to just two floors at a time impossible – either guests would have to be disturbed, or the hotel have to postpone occupancy throughout the tower until the entire job was complete. In all, 1,094 Automizer coil piping packages were installed in the North Tower.

                    Trouble Free Balancing, Increased Comfort
                    The heart of the Automizer combination control valve is a stainless steel cartridge with factory cut orifices designed to meet the job’s control parameters. Below the control range, the cartridge acts as a variable flow device, allowing flow to vary below the rated amount, as controlled by the actuated ball valve. Within the control range, the cartridge modulates in response to pressure differential changes, maintaining a fixed flow rate with a +/-5% accuracy. Above the control range, the cartridge acts as a variable control device, allowing flow to vary above the rated amount. The stainless steel cartridge automatically prevents the flow from reaching levels exceeding the fan coil’s specifications.

                    With the renovation complete and the North Tower in full operation, Kees Guijt, regional director of engineering, reports there has been a significant drop in guest complaints regarding room comfort.

We also offer downsized components to the automatic temperature control as a
                      standard package. Standard packages up to 2″ ship within 48 hours after the order is received direct to the job site, pre-assembled and ready to install. If variations to the standard packages are necessary they can be readily accommodated, but they will affect the 48 hour ship time. In addition, options such as hoses and extension kits can be easily added, but similarly this will increase the lead time.
