As the facility has finished in 2023, it now stands poised to serve as a model for future healthcare construction endeavors, offering a beacon of hope and healing for the community it serves.

Challenges and Solutions:

Designing an HVAC system for a healthcare facility, particularly one dedicated to behavioral health, presents a distinctive set of challenges. The system must not only ensure comfort but also adhere to stringent health and safety standards. Drawing on their expertise, Texas Air Systems recommended Griswold Controls Coil Piping Packages and Automatic Flow Limiting IR Valves for their reliability and performance in healthcare applications. These two products were specifically selected for their ability to deliver precise temperature control and maintain air quality, both critical considerations in healthcare environments where patient well-being is very important.

Benefits and Outcomes:

The use of Griswold Controls’ products yielded a highly efficient and dependable HVAC system. The Automatic Flow Limiting IR Valves upheld consistent comfort levels throughout the facility, essential for the welfare of patients and staff. Griswold Controls Coil Piping Packages were designed to simplify installation processes while ensuring system integrity. These packages come equipped with all necessary components for a complete coil connection, streamlining on-site assembly. This project also needed Automatic Flow Limiting IR Valves, instrumental in maintaining HVAC system balance. These valves employ stainless steel flow-limiting cartridges to dynamically absorb pressure fluctuations, regulating flow within a narrow +/- 5% range.

    West Henderson Hospital Tower

    Description:

    Is there a more popular saying than “What happens in Vegas, stays in Vegas?” For those who have been to Las Vegas, they know how popular it is. The people at West Henderson Hospital are trying to make sure that you leave Vegas in good enough shape to keep the tales a secret.

    At $9,625,000 million/per acre, this new hospital is set to leave hardly any medical need unmet. A 37-bay emergency department, heart and hybrid suites, and interventional radiology will all be supported by imaging, pharmacy, and laboratory departments.

    All of these expertly assembled and staffed medical suites need precision in every part of its environment. Hospital HVAC Systems work harder than HVAC systems in most buildings because they run 24/7/365. Furthermore, they contribute to the health of the patients in the room by improving air quality and mitigating airborne disease transmission.

    Project Description:

    In this project, we installed approximately 500 CPP-2IRIS packages with customer supplied ATCs. All of the Coil Piping Packages in this project included hoses, automatic flow limiting Isolator R valves and strainers and unions. At $9,625,000 per acre, this project appears to be on the expensive side, but it could have included a higher HVAC bill if not for our CPPs.       Covenant Health West Tower

      Description:

      The life expectancy in the US is now almost 80 and that is in part thanks to a $140 million dollar, 6-story spanning 200,000 square foot tower in Lubbock, Texas. The Covenant Health New West Tower is actually built on the same site as the old building. You can watch a video of the demolition here to prove it (P.S. it starts to get interesting at 5:55).

      This renovation would be enough to make Chip and Joanna Gaines blush. The New West tower adds 89 beds that are able to accommodate any surgical patients, and add the capacity to have 60 more beds if need be, 200 more parking spaces in front of the tower, and state-of-the-art inpatient facilities.

      In order for a business to survive, it needs to be smart with its money. That’s why Covenant Health chose Griswold Controls for their New West Tower located in Lubbock, Texas. Helping this building keep patients and employees comfortable are approximately 300 manual CPPS with 2QIS.

      Not only that, but they have taken in the feedback from patients and employees alike. The parking garage was deemed intimidating, so they added almost 200 spaces in front of the tower.

      Covenant Health West Tower Project Description:

      A state-of-the-art facility needs state of the art HVAC. As stated earlier, the Covenant Health West Tower is fitted with approx. 300 manual CPP-2QIS coil piping packages. Find out more here.

      The manual CPP comes with venturi for flow measurement and flow setting, 2 pressure/temperature test valves to measure flow, and a memory stop. You get the choice of end piece connections (2-way & 3-way packages include Isolator Union with manual air vent). Furthermore, with the Isolator S, you get a strainer to help protect system from debris, pressure/temperature test valve, drain valve and ball valve.

        City of Hope Cancer Center – Irvine

        Description:

        Facility Description:

        The City of Hope Cancer Center will be a 190,000 square-foot, LEED-certified cancer center of the future in Irvine, California, and one of our personal favorite projects since it is a few miles from our factory. It is to be located on 11 acres of the master-planned FivePoint Gateway community. The center will become a regional cancer care hub in the heart of Irvine for years to come.

        This patient-focused location offers highly specialized cancer care, clinical research with access to Phase 1-3 clinical trials, precision medicine, and early detection and prevention programs. It will be the home of leading cancer researchers and care professionals and be a center for innovation and compassionate care.

        Every step of the way, they have been working with patients, caregivers, and the community. In fact, they began planning for the building by inviting hundreds of people to a design session. They asked participants to walk through mock-ups and provide feedback on everything from patient rooms to corridors to meeting areas. The result will be a facility that is tailor-made to Orange County.

        Project Description:

        However, not only the design work is tailor-made. The HVAC is as well and it needs to be for such an important building. This project is using brass and steel flanged QuickSet valves along with some complimentary equipment in the form of Isolator S and Flanged strainers. For those that don’t know a lot about QuickSet, here is why our clients choose it.

        When a Contractor’s Manual Balance Valve readings are anything less than ±1% accurate, the engineer’s system design is costing someone money. In many installations, contractors may sacrifice accuracy for space considerations since traditional Manual Balance Valves require straight pipe length upstream and downstream. Straight pipe length is not required with Griswold’s Disturbed Flow Measurement used exclusively in the QuickSet Manual Balance Valves. When the engineer specifies a QuickSet, they can count on the balancing contractor getting a ±1% test accuracy no matter what space the contractor has to install the valve. The engineer’s QuickSet specification guarantees the energy efficiency and lower operating cost desired by the owner (Read more here).

          MFSH NICU – Postpartum

          Description:

          MFSH (Millard Fillmore Suburban Hospital) NICU is a 265-bed community hospital, 10-bed and level II Neonatal Intensive Care Unit. Generally speaking, they deliver over 2500 babies annually and support their health care needs. With the addition of adding 4 North to MFSH’s footprint, this will allow for additional resources to care for the infants.

          Moreover, the addition of a neonatal intensive care unit (NICU) adjacent to the original structure of Millard Fillmore Suburban Hospital supports the hospital’s current labor/delivery and mother/baby units and enables the hospital to provide comprehensive newborn care for medically unstable or critically ill newborns.

          Millard Fillmore Suburban Hospital NICU projects consist of brand new eight-bed inpatient unit (4 North), it offers spacious flex units, outfitted to accommodate new moms and infants. Each private room offers patients hotel-like amenities that provide both privacy and comfort including floor to ceiling windows, a bathroom with shower, refrigerator and a sleeper sofa for family members staying overnight. The open layout also features a centralized nurse’s station with a nursery, a kitchen area, an expanded suite and a large family room for visitors.

          This State-of-the-art facility used Griswold Controls CPP-PICV valves with customer supplied ACTs.

            The OU Medical Center Adult Patient Tower

            Description:

            The OU Medical Center Adult Patient Tower is a state-of-the-art medical tower at OU Medical Center to meet the increasing demand for the highest level of care. The sparkling façade will reflect OU Medicine’s commitment to leading health care. The new facility boasts ample space for 144 additional inpatients and their families. Additionally, it will include modern amenities, cutting-edge medical technology, and offer resources to ensure a satisfying patient experience.

            The project is broken into 3 phases, first being the enabling phase, second being the construction of the new OU Medical Center patient tower, and last being the renovation of the existing adult patient bed tower.

            Phase 1: Enabling

            In March 2018, the enabling phase was complete. All work is related to maintaining service to the gamma knife procedure room and the existing PET/CT procedure room during construction of the new OU Medical Center patient tower. This project consists of 8,834 square-feet in demolition and 3,384 square-feet in renovation to prepare for the development of the new OU Medical Center patient tower. As a result, the sequencing of this work was strategic to minimize impacts to the existing operations.

            Phase 2: New Construction

            Secondly, in the new tower build-out, the foundation work consisted of reconfiguring the current emergency department parking lot to allow for the construction of the new OU Medical Center patient tower. The tower includes new foundation expansion work, and earth retention, concluding in 69,582 square feet of new foundation. The additional core and shell work will consist of a high-rise height of a 147-foot tall concrete building and an overall 401,900 square feet of interior build-out.

            Phase 3: Renovation

            Lastly, the construction of the OU Medical Center patient tower, the interior renovation of the existing patient bed tower will begin, which will consist of 96,900 square feet of a major

            renovation. The construction of the new patient tower will open in October 2020.

            In conclusion, the new OU Medical Center Patient Tower Hospital Expansion will be 456,000-square feet of additional space, 152-feet tall, and eight new floors with room to grow. It will offer 144 beds, 32 new operating rooms, intensive care unit, medical/surgical floor, a stepdown unit, and large patient rooms with extra space for the family.

              Description:

              The University of Texas Southwestern Medical Center (UTSW) is a public medical school in Dallas, Texas. Such a grand building accommodates approximately 13,568 employees and 2,445 faculty and over 2.7 million outpatient visits per year. As a result, this makes UT Southwestern the largest medical school in the University of Texas System and the state of Texas.

              The recent tower project was a major addition to the UTSW Medical Center (Hospital) in Dallas. The job was underway for over a year and a half with changes. Nonetheless, Neal and Associates still delivered the project on time for each phase and without any concerns. The rep firm is excited about the opportunity to continue to work on additional UTSW tower projects in the future. Working with Dynamic Systems Inc. (DSI) as the contractor, Neal and Associates sold over 1200 CPP-2IRIS packages with 24-inch hoses with Siemens ATCs. The Siemens valves were factory mounted at Griswold Controls but supplied by others. Furthermore, the manufacture’s representative offers services for Pre-Engineered Factory Skid Packages for a variety of HVAC applications.

                Mason General Hospital MOB Medical Office Building

                Description:

                At the Mason General Hospital, a two-story 60,000 square foot medical office building will consolidate services from local practices. This expansion will increase exam rooms from 71 to 104. The MGH (Mason General Hospital) Hoodsport Family Clinic will remain in its current location. Griswold Controls was excited to be a part of this project that provides easier access to health care services for patients and their families. Griswold Coil Piping Packages used on this project are pre-assembled piping systems that save time and reduce cost. Certainly, both were important factors for this project.

                The initial phase of the project began this summer with the relocation of the Health Information Management Department, Human Resources Department, MGH Foundation/Development Offices and the Volunteer Services Department. Consequently, these series of office and department moves accommodated the staging of construction. The next phase of the Medical Office Building construction will include the clearing of the north parking lot area, demolition of the Human Resources building, relocation of the South Main Entrance driveway, completion of the north parking lot, the completion of the medical office building throughout 2019. As a result, these efforts will culminate in a grand opening after the project is completed.

                A Word on the Project

                  Located in San Francisco, The Van Ness Campus at Cathedral Hill Hospital (CPMC) is a high-level regional hospital. The replacement hospital project houses both an Acute Care Center and a Women’s and Children’s Center.

                  Beyond general medical and surgical services, the hospital also offers key specialty care. The 24-hour emergency room includes special pediatric emergency care provided by doctors board-certified in pediatrics and emergency medicine.

                  Awarded Hospital Centers

                  The Heart & Vascular Center was given a Platinum Performance Award for their heart attack care, and they are ranked as a high performer in heart bypass surgery.

                  Furthermore, CPMC’s Transplant Center has performed an impressive 6,000 kidney transplants, 2,000 liver transplants, and near 500 heart transplants over five decades and counting. Their multidisciplinary transplant team is well known for patient outcomes that surpass expectations.

                  The Birth Center offers many services, including natural childbirth coaching, professional lactation consultants, external and internal fetal monitoring, and a Level 3 Neonatal Intensive Care Unit that provides the comfort of private rooms for newborns who need extra care, including rooms for twins.

                  Additionally, for people with complex gastroenterology problems, CPMC offers advanced imaging and minimally invasive procedures for disorders of the esophagus, stomach, gallbladder, pancreas, small intestine, and colon.

                      Description: Delray Medical Center has begun building a 120,000-square-foot patient tower as part of a $79.4 million expansion. The four-story tower, next to the hospital, will include 96 private rooms, a cardiovascular clinic, expanded endoscopy suites and a five-level parking garage. The new construction is the largest renovation since the hospital opened in 1982. The new building is expected to open by early 2017.

                        Description: The University of Kansas Hospital Authority Board has voted to add four floors to the Cambridge North Tower, KU announced Monday, confirming talk of possible expansion when the project was announced in 2014. The $270 million project originally was planned as a seven-story building with 92 beds and a dozen operating rooms. The four new floors — to be finished in 2018 — will add $50 million to the tab, making the project at least $320 million. Construction kicked off in March on the first seven floors and is less than half complete.
